Have you been toying with the idea of selling your home, but remain unsure as to whether listing it at the end of the year makes sense? Every year at this time there are many homeowners who decide to wait until after the holidays to list their homes for the first time, while others who already have their homes on the market decide to take them off until after the holidays. While this type of thinking may make sense to a homeowner- there are actually several reasons why listing your home at the end of the year, during the holiday season, can benefit a seller!
There are many different reasons out there for listing your home during the Holiday season, but we feel like they can all be summed up in 3 points.
1. Serious Buyers. Some buyers anticipate holiday bonuses that will help with a down payment, others may be relocating to the area at the start of the New Year for a new job opportunity. Whatever the reason, these buyers are motivated! These potential buyers often have more time off during the holidays, giving them more time to look around. While this might make you question as to whether your schedule will allow for potential showings- It's very simple to notify your agent of unavailable times and get that time blocked off the showing calendar.
2. Shows Better. During the holiday season, many families are driving around looking at decorated homes. Buyers are typically attracted to homes that are inviting, as purchasing a house is an emotional decision. Potential buyers can become emotionally attached to your home if it invokes a sense of family, warmth, and holiday spirit. However, too many holiday decorations can be a huge turnoff. If you're planning to list your home this holiday season- keep it simple.
3. Less Competition. Inventory of homes for sale traditionally slows in the late fall, early winter as many sellers wait until spring or summer to put their home on the market. Listing during the holidays may help you get a jump on the competition. Less competition means a higher need, more showings and (potentially) better offers. The number of listings available increases substantially after the holidays. This increase, along with new construction, will lessen the demand for your house in 2019.
The desire to own a home doesn’t stop when the holidays arrive. Buyers who were unable to find their dream homes during the busy spring and summer months are still searching! Listing your home without the surplus of competition and during the months where serious buyers are on the lookout, increases your chance of starting the new year under contract!
