- The seller who wants the best deal possible when an offer is submitted
- The seller’s agent who solely represents the best interest of the seller throughout all parts of the transaction
- The appraiser if there is a question of value

Real estate agents also have access to the best marketing technologies that are not available to average real estate investors or buyers, such as the Multiple Listing Service (MLS for short). Only licensed real estate agents have access to and can search for available properties for sale on MLS while buyers’ are limited to public sites like realtor, zillow, etc. These public sites do not have access to all listed properties and they also frequently fail to properly syndicate the data on the available listings. A buyer who enlists an agent to find homes fitting their criteria has a greater likelihood of finding the home of their dreams, simply because their agent has access to more listings than the general public.
